Call to Order
The meeting was called to order at 6:08 p.m.
Financial Report
- Operating Accounts: $909,250.67
- Reserve Accounts: $195,593.56
- Accounts Receivable: $179,982.04
- Collection Rate: 91% for 2025
- The agent presented the 2026 budget and explained over-budget line items.
Homeowner Forum Highlights
- Amenities: The Board is exploring funding options for a potential clubhouse.
- Holiday Lights: Plans are in place to increase lighting at entrances for the 2026 season.
- Delinquencies & Violations: Delinquent accounts are being handled by legal counsel. The agent explained the process for force-mowing and legal enforcement for violations.
- Landscaping: Owners may remove street trees without replacement, but two yard trees remain a requirement.
- Maintenance: Sidewalk repairs on individual lots are the responsibility of the homeowner.
- Community Issues: An odor near Irby Cobb Blvd and Benton Road was identified as coming from a nearby lift station.
- Vehicles: The HOA can issue violations for commercial or inoperable vehicles if the owner’s residence is known. However, because roads are public and owned by Fort Bend County, the HOA cannot tag, ticket, or tow vehicles.
